Bend Home Prices Soar to Record High in April; One-Third of Sales Top $1 Million

BEND, Ore. — The median price of a home in Bend reached a historic peak in April, highlighting a surging housing market that continues to reflect strong demand and limited inventory. According to new data released by the Beacon Appraisal Group, the median price for a single-family home in Bend climbed to $832,000, up sharply from $748,000 in March.

Out of the 146 homes sold in Bend during the month, 49 sold for $1 million or more, a striking indicator of the area’s luxury market activity. At the other end of the spectrum, just two homes were sold in the $350,000 to $400,000 range. Homes remained on the market for an average of 23 days, which appraisers say is typical for this time of year.

The dramatic increase in Bend’s home prices comes amid similar upward trends across Central Oregon.

In Redmond, the median home price rose to $540,000, up from $523,000 the previous month. A total of 61 homes were sold in Redmond, including one property that also exceeded the $1 million threshold.

Other notable shifts across the region included:

  • Sisters: Median price rose to $771,000 (from $734,000); 6 homes sold

  • Sunriver: Median price declined to $810,000 (from $880,000); 7 homes sold

  • La Pine: Prices increased to $452,000 (from $420,000); 9 homes sold

  • Jefferson County: Jumped to $377,000 (from $290,000); 9 homes sold

  • Crook County: Rose to $423,000 (from $390,000); 26 homes sold

The April data underscores a broader pattern of escalating property values in Central Oregon, with buyers continuing to compete for limited housing stock. Real estate professionals say the market is entering its traditionally busy season with high prices and fast-moving listings.
